My name is Steven Lobdell, and I founded Optimum Home Inspections with a clear mission: to deliver the highest standard of thoroughness, transparency, and genuine value to every client across Central Florida.

Since entering the industry in 2018, I have made it my personal mission to lead in both inspection techniques and technology. Rather than relying solely on off-the-shelf tools, I designed and built the OHI Ranger a crawlspace rover — allowing me to safely and thoroughly inspect areas most inspectors overlook. I also utilize professional drone systems for comprehensive roof evaluations and high-resolution thermal imaging to detect hidden issues such as moisture intrusion, insulation deficiencies, and electrical hot spots that cannot be seen during a standard visual inspection.

With over 10 years in the industry, I’ve gone from running rehab projects and rebuilding homes hit hard by hurricanes to performing detailed inspections that uncover what others might miss. That hands-on background gives me a real edge—I know Florida homes inside and out, from storm damage and humidity challenges to roofing, pools, and everything in between.

I’m InterNACHI-certified, plus fully certified in thermal imaging, mold inspection, drone operations, and EPA Lead-Based Paint. As an owner-operated business, I personally handle every inspection—no rushed jobs or subcontractors.
