Here's What Happens During Your Inspection

Your Inspection From Start to Finish

Your inspection with Optimum Home Inspections is more than a standard walkthrough. From the moment I arrive at the property to the moment I leave, every step is designed to give you the clearest possible picture of the home’s condition. I encourage clients to be present and to ask questions throughout the process. The more you understand during the inspection, the more confident you’ll feel when it’s time to make decisions.

What Happens Before Your Inspection Begins

Once your appointment is confirmed through my online scheduler, you’ll receive a booking confirmation with everything you need to know ahead of time. I arrive ready to work, tools in hand, and I begin with an exterior evaluation before moving inside.

Step by Step Process

Step 1: Exterior Evaluation

I start on the outside with foundation, grading, drainage, driveway, walkways, siding, windows, doors, and the overall condition of the structure. Rooftop access is done by ladder and supplemented with drone aerial photography.

Step 2: Crawlspace and Attic Inspection

I use a custom-built rover to navigate crawlspaces, inspecting the underside of the structure, insulation, moisture levels, and any signs of pest activity or damage. Attic spaces are also inspected for insulation levels, ventilation, roof decking condition, and signs of moisture.

Step 3: Interior Systems and Components

I work through the home room by room, evaluating the condition of walls, ceilings, floors, windows, and doors, as well as all visible components of the electrical, plumbing, HVAC, and appliance systems. Thermal imaging is used throughout the interior to identify moisture intrusion behind walls and electrical hot spots.

Step 4: The On-Site Walkthrough

This is one of the most important aspects of my service. At the conclusion of every inspection, I personally go through each defect. I point out each finding in its exact location, clearly explain what it means, and provide honest context regarding its significance and priority.

You will not be left interpreting a report on your own. Instead, you will have a crystal-clear understanding of the home’s condition — empowering you to make confident, informed decisions.

Step 5: Your Digital Report

Within 24 hours of the inspection, you'll receive your full digital report. It's photo-documented, organized by system, and mobile-friendly. Your real estate agent also gets access to the Repair Request Builder directly from the report.
